Why follow-up timing matters so much after a showing
Studies consistently show that the first follow-up after a showing — sent within a few hours — has the highest open and response rates. Buyers are still emotionally engaged, the home is fresh in their mind, and they're making decisions. An email that arrives two days later has far less impact.
The 3-touch sequence is the sweet spot: same day, day 3, and day 7. The first email confirms you're on top of things and gives them a chance to share reactions. The second adds value — a comparable or an answer to a question they raised. The third is a light check-in that keeps the door open without pressure.
What to say in each follow-up email
- Email 1 (same day) — acknowledge the showing, invite feedback, confirm next steps
- Email 2 (day 3) — address any concerns raised, share a relevant comparable or market update
- Email 3 (day 7) — light check-in, remind them you're available, don't apply pressure
